House Price Monitor ("we", "us", "our") provides a subscription service that sends monthly property sales reports for a UK postcode area. This policy explains what personal data we collect, why, and the rights you have over it. It is written to comply with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
1. Who we are
House Price Monitor is the data controller for the personal data described in this policy.

We only ask for a postcode district (the outward part, e.g. "SW11" or "N7") — never your full postcode, house number, or street address.
3. How we use your data
- Generating and emailing your monthly property report for the postcode district you gave us
- Processing your subscription payment and renewals
- Sending service-related emails (e.g. payment issues, changes to this policy)
- Responding to support requests
- Keeping basic logs to detect abuse and debug faults
We do not use your data for advertising, and we do not sell or rent your personal data to third parties.
4. Legal basis for processing
- Performance of a contract (UK GDPR Article 6(1)(b)) — processing your email and postcode district is necessary to provide the subscription service you signed up for.
- Legitimate interests (Article 6(1)(f)) — for security logging and fraud prevention, balanced against your rights.
- Legal obligation (Article 6(1)(c)) — where we must retain records (e.g. for tax purposes).
5. Who we share your data with
We use a small number of third-party processors to run the service. Each only receives the data it needs to perform its function:

Property sales data itself comes from HM Land Registry Price Paid Data, licensed under the Open Government Licence v3.0. This is public government data, not personal data we collect about you.
We do not share your data with any other third party except where required by law.
International transfers
Some of our processors (including Anthropic and, depending on infrastructure, Stripe and Resend) may process data outside the UK, including in the United States. Where this happens, we rely on appropriate safeguards such as the UK International Data Transfer Agreement (IDTA) or the EU Standard Contractual Clauses as adopted for UK use, and we only work with providers who commit to equivalent standards of protection.
6. How long we keep your data
- While you remain subscribed, we retain your email and postcode district to generate your monthly report.
- If you cancel, we delete your email and postcode district from our active systems within 30 days, except where we must keep transaction records for tax/accounting purposes (typically 6 years, held by Stripe as our payment processor).
- Copies of previously generated reports may be retained for a limited period for support purposes, then deleted.
- Technical/security logs are retained for a short period (typically no more than 90 days) before automatic deletion.
7. Your rights
Under UK GDPR, you have the right to:
- Access the personal data we hold about you
- Rectify inaccurate data (e.g. update your postcode district)
- Erase your data ("right to be forgotten")
- Restrict or object to certain processing
- Data portability — receive your data in a portable format
- Withdraw consent at any time, where processing is based on consent
To exercise any of these rights, email support@housepricemonitor.co.uk. We'll respond within one month, as required by law.
8. Cancelling your subscription
You can cancel at any time via the link in your subscription confirmation email or by contacting support@housepricemonitor.co.uk. Cancelling stops future billing and future reports; see Section 6 for how long we retain your data afterwards.
9. Cookies
Our website does not use tracking or advertising cookies. Any cookies set are strictly necessary ones required for the checkout process (managed by Stripe on their own domain).
10. Security
We use industry-standard measures to protect your data, including encrypted connections (HTTPS), restricted access to systems holding personal data, and reputable, GDPR-compliant third-party processors for payments and email delivery. No system is 100% secure, but we take reasonable steps to protect your information against unauthorised access, loss, or misuse.
11. Children
This service is not directed at children, and we do not knowingly collect data from anyone under 18.
12. Changes to this policy
We may update this policy from time to time. Material changes will be notified by email or via a notice on our website. The "Last updated" date at the top of this page reflects the most recent revision.
