What House Price Monitor is, where the data comes from and how the figures are worked out.

What it is

Sold house prices for every postcode in England and Wales, updated every month. Postcode and street pages are free to read. The full monthly report for a postcode, with every sale and a written analysis of what moved the price, is a subscription.

Where the data comes from

Every figure on this site comes from HM Land Registry’s Price Paid Data: the official record of residential property sales in England and Wales, published under the Open Government Licence. We check for new data every day and update the site when HM Land Registry publishes its monthly release. We do not add estimates, asking prices or data from any other source.

How the figures are worked out

Prices are medians: the middle price of the sales in a postcode or street, which a few very expensive or very cheap sales cannot pull off course. They count every house and flat sale, including buy-to-let and company purchases and repossessions, because those are real sales at real prices. They leave out sales of land, mixed-use and other non-residential property, and transfers under £10,000, which record a nominal value rather than a sale.

Sales take two to eight weeks to be registered after completion, so the newest month is always still filling in. Pages report on the latest month that is close to complete, and say which month that is.

Street pages

A street has a page once it has at least three registered sales. Each one shows the last sale and the street’s typical price against its postcode. Addresses of individual sales are only in the paid postcode report.

Coverage

Residential sales in England and Wales. Scotland, Northern Ireland, the Channel Islands and the Isle of Man are not covered.
