Additional price paid data

Additional price paid data (category B) covers sales such as repossessions, buy-to-let purchases and company buyers, recorded separately since 2013.

Additional price paid data is the second of two categories that HM Land Registry gives each sale in Price Paid Data. It is known as category B. Standard sales are category A.

The split was introduced in October 2013. Sales before then do not carry a category, which is worth knowing when comparing long runs of figures.

Standard and additional

Category A, standard price paid, is a single residential property sold for its full market value to a private individual.

Category B, additional price paid, covers sales that fall outside that. It includes repossession sales and other sales under a power of sale, buy-to-let purchases where they can be identified by a mortgage, and purchases by companies and other organisations rather than private individuals. Sales with the property type Other are also category B.

What the Other type covers

The property type Other is used where a sale does not fit detached, semi-detached, terraced or flat. It covers things such as plots of land and some commercial or mixed-use buildings that were sold with a price.

These are not homes, so their prices can be very different from anything else in the area.

How House Price Monitor treats it

Repossessions, buy-to-let purchases and company purchases are real sales of real homes, so House Price Monitor counts them alongside standard sales. Leaving them out would drop part of the market, especially in areas with many rented homes or new flats bought by investors.

House Price Monitor leaves out sales of land, mixed-use and other non-residential property, and transfers under £10,000, which record a nominal value rather than a sale. The full rules are on the about page.

Why figures from different sources differ

Some published figures use only category A sales. The House Price Index, for example, leaves out sales where the buyer or seller is a company. A median that includes category B will often differ a little from one that does not.
