Terraced house
A terraced house is part of a row of three or more joined houses. End of terrace homes are included. HM Land Registry records it as type T.
A terraced house is one of a row of three or more houses joined together. A mid terrace house shares a wall on both sides. An end of terrace house sits at the end of the row and shares a wall on one side only.
In HM Land Registry's Price Paid Data, both mid and end of terrace houses are recorded as property type T. There is no separate code for end of terrace homes.
Where terraced houses are found
Terraces make up a large part of older housing in towns and cities across England and Wales. They range from small two-up two-down houses built for workers to large period houses in city centres. Many modern estates also include short terraces.
Because they cover such a wide range, a terraced house is not always the cheapest option. In some areas, large period terraces sell for more than detached houses elsewhere in the same district.
End of terrace and mid terrace
Estate agents often describe end of terrace houses separately, as they can have more space to the side, an extra window or a larger garden. In sold price records they are mixed in with mid terrace sales.
This means the data cannot tell you whether a terraced sale was an end or a mid terrace house. Where it matters, check the house number and the street layout, or the listing when the home was sold.
Terraced houses in sold prices
In many districts terraced houses are a large share of house sales, so their prices have a strong effect on the overall median price. House Price Monitor postcode pages show the median for terraced houses on its own, alongside the other main types.
Rows of terraces built at the same time are often alike, which makes them useful comparables. Even so, a house split into flats is recorded differently: each flat sold is a flat or maisonette sale, not a terraced one.
