Detached house

A detached house stands on its own and shares no walls with another home. HM Land Registry records it as property type D.

A detached house is a house that stands on its own plot and shares no walls with any other home. In HM Land Registry's Price Paid Data it is recorded as property type D.

In most places detached houses are the most expensive of the main property types, because they tend to be larger and come with more land around them.

What counts as detached

The test is simple: no shared wall with a neighbour. A detached house can be a large family home, a small cottage or a bungalow. Detached bungalows are recorded as D, because the data does not have a separate type for bungalows.

A house joined to a neighbour only by a garage or a link building is often described by agents as link detached. The data has no separate category for this.

Detached houses in sold prices

Detached houses usually make up a smaller share of sales in towns and cities and a larger share in villages and newer suburbs. In a district where few sell, one or two detached sales in a month can lift the overall median sharply.

This is a good reason to look at the median for each type on its own. On House Price Monitor, postcode pages show the median sold price for detached houses separately from semi-detached, terraced and flats.

Comparing detached sales

Detached houses vary more than any other type. Plot size, number of bedrooms, age and condition can all differ widely, and the data records none of these. Two detached sales on the same road can be very far apart in price.

When using detached sales as comparables, look for homes of a similar size and age, close by and sold recently. As an example, a four-bedroom detached house is better compared with other four-bedroom detached houses on nearby roads than with the district median for all detached homes.
